As a financial contributor you will have access to this gorgeous retreat center just two hours from the heart of Manhattan. Here you will experience a carefully cultivated and distinctive asthetic that provides a relaxed setting where you can nurture your soul and access a community of artists and healers who offer a full range of modalities, from massage, reiki and watsu to art therapy, yoga, chi gung and meditation. 

 

The land itself will have 2 ponds set in rolling hills, many yurts for private sessions or for use as accomodations, large outdoor common areas, sculptured meditation gardens, a stone labyrinth, medicine wheel, fire pits, and a traditional Native American sweatlodge for ceremonial use. In addition, you'll have access to sister properties such as in Sag Harbor (details to follow), as well as other places in the world.

Your investment supports communal living for extraordinary artists to create powerful pieces that will have important social impact in various media, ranging from film, theater and music to painting, sculpture and poetry. All art produced by the resident artists will be created with an eye toward being commercially viable through sponsorship, commissioned pieces, galleries,  

productization, and/or theatrical release.  The rights to such output will be carefully curated and managed by Sutiwaby Productions, who will have an agency relationship and co-ownership of it all.  As a supporter, you will have right of first refusal on production efforts and access to first runs of all output as well as first look at original pieces for sale. 

Numbers

 

Sutiwaby is seeking investment for the Property.

 

The 108 acres with existing structures is being purchased for $450,000.  A $350,000 mortgage will be held by BANK NAME. Our founding investor, Peter Balestrieri is acting as sole guarantor for the first trust deed. 

 

Asset-Backed Financing:

 

$100,000

The first $100,000 will be the downpayment needed to close the transaction.

 

$150,000

An additional $150,000 will be invested in the property for improvements to the land and additional structures. 

 

The above investments will be recorded as a $250,000 Second Trust Deed on the property.  

 

Sutiwaby plans to ultimately buy out the second trust deed holders through re-financing or additonal contributions to our 501c3 charitable arm, while extending the rights above on an evergreen basis to our founding contributors.
